• 5 % Damnum
• 1.5 % notary fees and legal charges
• 3.5 % land purchase tax
• 3.57 % broker΄s courtage
• 0.5 % tax on creation of land charge
• 0.27 % land purchase tax on leasehold
• 4 % interest on construction period and provision

… the calculation of your investment:

The real-estate, including additional expenses and damnum, is completely
financed. Normally, it would take 25 to 30 years until a real-estate belongs to you. Therefore we created a conception in order to accelerate:
You pay an additional monthly savings premium about 190 Euro. This amount will be invested in an investment fund of your choice, from which an interest rate of 6 to 7 per cent annually are implied. Approximately 104,000 Euro from the purchase
price can be depreciated over the next twelve years due to the tax depreciation (§ 7i EStG – Income Tax Act, German law). The outcome of this is an economical surplus (including tax refund) of about 650 Euro annually which will be
put into the investment fund as well. The surplus of 6,270 Euro (including tax refund) which you may expect in the year of investment will be put into the fund, too.

Result: In the event of predicted development of the investment fund (6 to 7 %) you can release the loan already after 20 years. Then, a real-estate of Vivacon will belong to you which is worth 190,000 Euro (with only 2 % infl ation implied).*
